Category 3 Water Damage Primary Suite Rebuild in Boulder, CO

A burst pipe flooded a Boulder primary bedroom and closet with Category 3 water. We removed the affected materials, dried the structure, saved four solid wood doors, and rebuilt the suite. Mitigation took 5 days and the rebuild took 5 more.

The Situation

A Boulder homeowner woke up to saturated carpet and mold staining on the ceiling. A burst pipe had flooded the primary bedroom and closet, 380 square feet in all. With mold and secondary structural damage at risk, the situation needed action right away.

The materials affected were drywall, insulation, carpet, casings and baseboards. When our team measured, the drywall and the carpet both read 100 percent moisture.

This was a Category 3 loss. Category 3 water is heavily contaminated, so porous materials that it touches, such as drywall, carpet, pad and insulation, are removed rather than dried in place.

What We Did

Our team, with technicians Louis and Dale, worked in two phases.

Mitigation, 5 days

  • We found the wet areas with an infrared camera and a moisture meter.
  • We removed all of the affected materials, including drywall, carpet pad and insulation, down to the framing.
  • We dried the structure with commercial dehumidifiers and air movers.
  • We treated and dried four solid wood doors and the bi-fold closet doors in place instead of replacing them. That saved approximately $2,000.
  • We sent the homeowner's adjuster daily moisture readings and photos.
  • The framing reached a final moisture reading of 10%.

Rebuild, 5 days

  • We hung new drywall and installed new insulation.
  • We taped, textured and painted the space.
  • We rebuilt the carpeted floor with new pad, and installed new baseboards and casings.

The same team carried the job from the emergency call to the finished rebuild, so the homeowner did not have to coordinate separate companies.

The Result

The suite went from emergency mitigation to a finished rebuild in about 10 days: 5 days of mitigation and 5 days of rebuild.

On this job, the homeowner's insurance company approved the claim in about 6 days. The daily moisture readings and photos we sent the adjuster documented why each material was removed. That timeline is the result of this one claim. Every claim and every policy is different, and coverage decisions belong to the insurance company.

Customer Review

"While no one wants a flooded bedroom, we couldn't have been happier with the team at Quick Restore of Colorado. From our emergency call to the full rebuild, Louis and Dale were incredibly helpful keeping us informed throughout the mitigation and rebuild. It was great knowing we didn't have to go through multiple companies to get everything back together."
