The Situation
A Longmont homeowner was selling their home. The injector pit in a basement closet failed and flooded the bedroom next to it, and the closing was only 6 days away. The big question was whether we could dry and rebuild the room in time.
The materials affected were drywall, insulation, carpet, carpet pad and baseboards. When we arrived, the carpet pad, carpet, baseboards and drywall all measured 100 percent moisture.
What We Did
The scope was the basement bedroom and the injector pit closet. The crew on this job was Louis, Brandon, Ryan and Dale, with Dale on the rebuild. Mitigation took 3 days and the rebuild took 1 day.
- We extracted the standing water.
- We removed the wet carpet pad and the MDF baseboards.
- We dried all of the drywall in place instead of cutting it out.
- We replaced the carpet pad, and we saved and re-stretched the carpet.
- Our rebuild team finished the room the same week.
Drying drywall in place keeps more of the room intact and shortens the rebuild. It only works when the drying is tracked with moisture readings, so we checked the materials until they were dry.
The Result
The homeowner went to closing on time. Final moisture was 6% or below on every material.
The homeowner reported about $7,600 saved compared with full replacement. The homeowner paid directly, without an insurance claim.
