The Situation
A Lafayette homeowner noticed brown and black staining on the laundry room ceiling, and it had been growing for several days. A plumber found what appeared to be mold under the toilet. A broken toilet flange was the source of the leak. An asbestos test came back negative.
The affected materials were drywall, subfloor, and tile and grout. The job covered a bathroom and a laundry room, sixty square feet each. Moisture on arrival read 55%. The homeowner asked for the work to be done in under 2 weeks.
What We Did
Our technicians Dale and Louis worked in two phases. Mitigation took 3 days and the rebuild took 3 days.
- We set containment around the work area.
- We removed the tile flooring in the bathroom and the drywall in both rooms.
- We applied mold treatments.
- We dried the area with dehumidifiers and air movers, and ran a HEPA air scrubber.
- We saved the subfloor by treating it in place instead of replacing it.
- We removed only half of the laundry room ceiling, to keep the rebuild smaller and lower in cost.
Containment keeps mold spores from spreading to the rest of the house while the work is under way. Fixing the moisture is part of the job, because mold comes back when the source is not dealt with.
The Result
Final moisture was 7%. We finished the job in 7 working days, well inside the homeowner's request for under 2 weeks.
The homeowner reported about $2,300 saved compared with full replacement. The homeowner paid directly, without an insurance claim.
