How Colorado Homeowners Insurance Actually Handles Water Damage Claims

Water damage claims are one of the most common — and most misunderstood — insurance claims in Colorado. Here’s what’s typically covered and what isn’t.

Water damage is the second most common homeowners insurance claim in the United States. In Colorado, it’s especially prevalent given the combination of harsh winters, aging housing stock in many Denver neighborhoods, and severe summer storms along the Front Range. But insurance coverage for water damage is one of the most frequently misunderstood areas in residential policies.

What standard homeowners insurance usually covers. Sudden and accidental water damage is typically covered. If a pipe bursts unexpectedly, a washing machine hose fails, or a storm breaks a window and water enters, your standard policy is likely to respond. The same applies to overflow from a tub or toilet in most cases.

What standard homeowners insurance usually does not cover. Flooding from external sources — including heavy rain, snowmelt, or overflowing rivers — is not covered under standard homeowners policies. You need a separate flood insurance policy through the National Flood Insurance Program (NFIP) or a private carrier for that. Additionally, damage that results from long-term neglect or a slow leak you were aware of and didn’t address is frequently denied.

The “sudden vs. gradual” distinction matters enormously. This is the line insurers draw most often. A pipe that fails overnight is sudden. A pipe that has been slowly seeping for months and finally lets go may be classified as gradual — meaning the claim can be denied on grounds of deferred maintenance. This is why documentation and prompt action are both critical.

Our team documents the damage with moisture readings, photographs, and detailed scopes of work that meet insurance standards. We can coordinate directly with your adjuster to help ensure your claim is properly supported.
